As markets get tougher and good development deals become harder to find, many operators are finding strong opportunities in unique deal structures, including ground leases on publicly owned land, Indian tribal land, structuring joint ventures with land owners, and joint ventures and ground leases with universities and municipal partnerships to name a few. These unique structures can become very complicated and drawn-out but they also provide significant opportunities in softer and tighter markets. Our panelists will discuss how they were able to structure atypical deals and these deals resulted in successful projects.
